Construction Progress Monitoring

To meet the requirements of construction lenders, we are often tasked with providing on-site assessments to report on project progress. Through Construction Progress Monitoring, Integrity conducts regular or monthly assessments to ensure the planned improvements. Our assessors verify client-provided information, assess project status, construction operations, and collateral status. Following on-site visits, a written report is prepared to confirm if required improvements are completed in accordance with the client’s scope of work.

Inspections

While on-site, our inspector performs, at a minimum, the following reviews:

  • Observe construction work to determine its level of completion.
  • Assess general conformance with the bank’s understanding of the GC Contract.
  • Evaluate the adequacy of material and workmanship.
  • Verify the adequacy of the contractor’s application for payment.
  • Identify and report construction changes and potential and pending change orders.
  • Report the status of stored materials and, if requested, off-site materials.
  • Assess conformance to the construction schedule.
  • Verify quality control measures by relevant agencies, architects, engineers, material testing laboratories, and qualified construction inspectors.
  • Assess the adequacy of on-site labor and address potential work hindrances or stoppages.
  • If requested, evaluate sufficiency of funds remaining to complete the project and provide appropriate recommendations.
  • Confirm that all major contract applications for payment invoices are accompanied by a current conditional and unconditional lien release.
